When a shingle blows off in a storm or a slow leak finally shows up on your ceiling, you need a crew that answers the phone and shows up — not a call center that puts you on hold. Big Toms Roofing sends licensed, local Vandalia roofers to your door, usually the same day you call.
Big Toms Roofing has spent years building a reputation in Vandalia for doing Flat Roof Repair the right way — proper permits, manufacturer-approved materials, and a crew lead on-site for every job, not just a subcontractor nobody vetted.
From a single missing shingle to a full tear-off, our Vandalia crews handle every stage of roofing work with the same attention to detail — licensed, permitted, and cleaned up when we leave.
A leak that starts as a small stain can rot decking and framing within weeks. Our emergency response teams treat every active-leak call in Vandalia as urgent — temporary stabilization first, permanent fix scheduled right behind it.
A Flat Roof Repair replacement is one of the biggest investments a Vandalia homeowner makes in their property, and we treat it that way — daily site cleanup, magnetic nail sweeps, and a final walkthrough with the crew lead before we consider the job done.
We work directly with property management companies and HOAs across Vandalia to keep flat and low-slope roofs maintained on a predictable schedule, instead of waiting for emergency calls that disrupt business.
After a wind or hail event, insurance companies want documented proof of damage. Our inspection team photographs and reports storm damage in a format adjusters recognize, which speeds up claim approval.
Poor attic ventilation cooks shingles from underneath and can void manufacturer warranties. Our Vandalia crews balance intake and exhaust ventilation to extend the life of your Flat Roof Repair system and lower attic temperatures in summer.
We're not trying to be the biggest Flat Roof Repair company in Vandalia, MI — we're trying to be the one you'd actually recommend to your neighbor.
You'll know the exact scope and cost in writing before work starts, and that number doesn't move unless you approve a change.
Because our trucks stay staged around Vandalia, we're rarely more than an hour from your address for emergency calls.
Our installers hold current manufacturer certifications, which means your warranty stays intact and the work meets code.
If something about the finished work doesn't sit right with you, call us back and we'll make it right — that's the deal.
We document damage the way adjusters expect to see it, which shortens the back-and-forth on storm claims.
Magnetic nail sweeps and tarp-protected landscaping are standard on every job, not an upsell.
We don't cherry-pick these — they're representative of the calls, texts, and reviews we get after most Flat Roof Repair jobs in Vandalia.
"Called around 9pm after a branch came through part of our roof and Big Toms Roofing actually picked up. They had someone out that night to stop the water and scheduled the repair for that week. That kind of response is rare."
"The estimate they gave us matched the final invoice exactly, which after two other quotes from companies that kept adding line items, was a relief. Crew was professional and cleaned up better than I expected."
"They handled the entire insurance claim conversation with our adjuster, sent over photo documentation, and honestly made a stressful situation way less stressful. Roof looks great too."
"We manage a small retail plaza and Big Toms Roofing has handled our flat roof maintenance for two years now. Scheduled work, no drama, invoices that match the estimate. Exactly what we need as a property manager."
"Their inspection before we bought our house flagged ventilation and flashing problems that weren't obvious on a walkthrough. Glad we called them before closing, not after."
